Air conditioning is not optional in a Maltese summer, and it is one of the few services whose route through a property is visible if it is planned badly. Pipework, condensate and cabling all have to go somewhere, and the somewhere is decided when the ceilings are still open.

The other half of the job is where the outdoor units go. On an apartment that is often the only genuinely constrained decision in the whole fit-out, and it is worth resolving before anything else is designed around it.

Air conditioning is priced by system and by how difficult the routes are, not by floor area — two identical apartments can differ substantially on where the outdoor units can legally and practically go.

We do not publish a rate for this one. It is not priced per square metre in any way that would survive contact with a real property, and a number we cannot stand behind is worse than no number. It is quoted after the survey, itemised, before anything starts.

How it works

Questions people ask

Why is there no AC line in the calculator?
Because a per-square-metre figure would be misleading. The cost is driven by the number of indoor units, the system type and the route, and on apartments by where the outdoor units can go — none of which follow floor area.
Concealed or wall-mounted?
Concealed looks better and costs more, and it needs ceiling depth that not every property has. It is a decision that has to be made before plastering because it changes the ceiling.
Can this be done after the property is finished?
Wall-mounted splits, usually. Anything concealed or ducted realistically cannot, without opening ceilings that have just been finished.
