An extension is the one project where the permission comes before the design, not after it. What you are allowed to build — how high, how far back, how much of the site you may cover — is decided by the Planning Authority and by what your neighbours' properties do, and no drawing is worth paying for until that is understood.

Once it is, an extension is a full project in miniature: structure, then services, then the same ten finishing trades as any fit-out, on a building that has to keep working while you build onto it.

An extension cannot be priced per square metre in advance. What it costs is decided by ground conditions, what the existing structure will carry, and what permission allows — three things nobody knows before somebody looks.

We do not publish a rate for this one. It is not priced per square metre in any way that would survive contact with a real property, and a number we cannot stand behind is worse than no number. It is quoted after the survey, itemised, before anything starts.

Questions people ask

Can you tell me if I can extend before I commit to anything?
We can tell you what the survey shows and what questions the Planning Authority will ask. What we cannot do is give you a permission — that is the Authority's, on the perit's application, and any contractor implying otherwise is telling you something useful about themselves.
Do I need a perit?
Yes. Anything structural requires a warranted perit in Malta, and an extension is structural by definition.
Can we live in the property while you build?
Often, and it changes the programme rather than the price — sequencing around an occupied home means more phases and more making good between them. It is worth saying at survey rather than discovering later.
